Overview
Council at its meeting held on 26 March 2019 resolved to publicly exhibit a Planning Proposal for 400-404 Cabramatta Road West, Orange Grove Road and 6 Links Avenue, Cabramatta in accordance with the NSW Department of Planning & Environment’s Gateway Determination issued on the 15 May 2019.
Included with the Gateway Determination for the Planning Proposal, the Minister has also delegated his plan making powers to Fairfield City Council to exercise delegation in the making of this Planning Proposal under Section 3.36 of the EP& A Act 1979.

Details

Planning Proposal seeks to rezone the site from R2 Low Density Residential to part R3 Medium Density Residential (townhouses and terraces) and R4 High Density Residential (apartments) land use zone, to supply the area with more housing plus greater housing mix.

The proposal seeks to increase the maximum height of buildings from 9 metres (3 storeys) to 10 metres (3 storeys) for the part of the site proposed to be zoned R3 Medium Density Residential and 17 metres (5 storeys) for the part of the site proposed to be zoned R4 High Density Residential.

The proposal seeks to increase the Floor Space Ratio from 0.45:1 to 0.7:1 for the part of the site proposed to be zoned R3 Medium Density Residential and 1.7:1 for the part of the site proposed to be zoned R4 High Density Residential. A number of other amendments are proposed including:

•Amend the Key Sites Map to remove reference to the site;
•Amend the Lot Size Map to remove reference to the site;
•Amend the Lot Size Dual Occupancy Development Map to remove reference to the subject site.

The Planning Proposal is on exhibition between Wednesday 3 July 2019 to Wednesday 31 July 2019, inclusive.
