Planning Certificate – Section 10.7(2), 10.7(2) and (5)
A Section 10.7 Certificate as issued under the Environmental Planning and Assessment Act 1979, provides the applicant with information regarding a particular parcel of land. Planning certificates are generated on the lot, not the street address. Properties that have multiple lots will require a separate certificate for each lot.
There are two types of planning certificates:
Section 10.7(2)
This certificate outlines information such as:
- zoning of the property
- relevant state, regional and local planning controls
- other property issues such as road widening, contamination, hazards and risk restrictions including bushfire and flooding.
Section 10.7(2) and (5)
This certificate outlines the information provided in a Section 10.7(2) as well as additional information that may affect the lot such as the details of any flood affectation, or details of environmentally significant land etc. A Flood Information Sheet is also provided as part of this certificate. Detailed information regarding flood levels are only included if the area is flood affected and has been flood risk mapped.
